Planned Maintenance Contracts

Reactive service on commercial equipment is the expensive way to run a building. A contract moves the work to scheduled visits, catches the failures while they are still parts rather than replacements, and gives you a number you can put in next year's budget.

Visit frequency depends on the equipment and the environment. A restaurant kitchen loads filters and coils far faster than an office suite, and pretending otherwise is how contracts end up either wasteful or useless.

Tenant Complaints That Are Not Capacity

In a multi-tenant office or suite, most comfort complaints are not a failing system. They are balance.

One office runs hot every afternoon while the one next door is freezing. The thermostat serving both sits in the wrong one. A zone damper has failed open or closed and nobody knows which. A tenant fit-out added partitions that cut a return path in half, and the system has been fighting it ever since without anybody connecting the two events.

Replacing equipment does not fix any of that, and a contractor who quotes a new unit without checking is selling you something you do not need. We measure the zones first and tell you plainly when the answer is a damper and a balance rather than a capital expense.

The residential rule of thumb does not transfer cleanly. A fifteen year old rooftop unit on a building you are leasing for another three years is a different decision than the same unit on a building you own.

We quote the repair and the replacement, note what each buys you in remaining life and running cost, and let you weigh it against the lease term and the capital budget. That is your call to make, not ours.

What a First Site Walk Covers

Before anybody quotes a contract or a replacement, somebody should walk the building. It takes a little time and it prevents the two things that ruin commercial jobs: a quote based on assumptions, and a scope that grows after the work starts.

We inventory the equipment, make, model, age and condition on each unit. We check access, because a rooftop unit you cannot reach without a crane changes the number. We look at run hours and load, because a kitchen and a back office wear equipment at completely different rates. And we ask about your trading hours, since most of the work should happen outside them.

You get the inventory whether or not you hire us. If the equipment is in better shape than you feared, that is worth knowing too.
