We run a load calculation on the actual building. Square footage, ceiling height, window area and orientation, insulation, how many people live there, and where the sun lands in August. That number decides the tonnage.

Oversizing is the common mistake, and it is not a safe one. A system too big for the space cools fast, shuts off, and never runs long enough to pull humidity out of the air. On the Gulf Coast that leaves you with a house that is cold and clammy at the same time, plus a compressor that short cycles itself to an early death.

A correctly sized system pushing air through undersized or leaking ducts does not deliver what you paid for. On new work we design the duct layout to the system rather than fitting the system to whatever duct run is convenient.

On a retrofit into a house that never had central air, the duct design is most of the job and most of the cost. That is worth knowing before you compare quotes, because a quote that looks low is often a quote that skipped it.

The cheapest time to get an HVAC system right is before the walls close, and the most expensive is after the drywall is up and somebody discovers the return is undersized.

On a new build, duct design should happen alongside the framing rather than after it. Chases get planned, runs stay short and straight, and the return path is sized for the system instead of squeezed into whatever space is left. Retrofitting any of that later costs several times what it would have cost to do first, and the result is never quite as good.

SEER2 is the rating you will see quoted. Higher costs more up front and less every month, and whether it pays back is arithmetic rather than opinion.

The variables are how long you are staying in the house, what you currently spend cooling it, and how much the tier upgrade costs. In a Gulf Coast climate with a long cooling season the payback is usually faster than it would be further north, but faster is not the same as fast.

We will run that calculation with you rather than around you, and if the upgrade does not pay back inside a sensible window we will say so.
